Carrow Real Estate Services, LLC offers a full line of commercial real estate services including Building Evaluations. As with all Carrow services, we listen to our client and tailor the scope of services to the needs of each individual client. Our Building Evaluations can be as simple as a visual inspection and photographic survey to document current conditions or as detailed as a full building review with architectural, engineering, code and audit professionals.

Building
Review
Carrow begins the process by reviewing all building information made available to us. This information may include maintenance and service reports, rent roll, recent inspections, local market conditions, building plans and any other building related data that can be made accessible for our review. Carrow then makes a top to bottom building inspection to visually review, evaluate and document current conditions. We examine common areas, grounds, mechanical rooms, stairwells, lobby, roof, parking areas and the surrounding neighborhood. Our team will look for maintenance and repair issues,
ADA
concerns, life safety issues and examine the building vacancy relative to market conditions.
The final report will include a building description, photographic documentation of existing conditions, suggested capital improvements and recommendations for additional professional review, if needed.
Professional Services Review
Based on our client needs, Carrow can expand the Building Evaluation scope of services to include a full architectural, engineering and code review. Our professionals will evaluate each building system and provide a detailed review including current conditions, operations and maintenance recommendations and a five-year capital plan.
The Building Evaluation can also include a comprehensive audit for each tenant lease. Maximizing rent and fee income requires a careful review and complete understanding of all lease language pertaining to rent, utilities and building operating expenses.
Our Building Evaluation services are available as a peer review of existing building management or as part of a due diligence process.
